A recently completed residential scheme designed at this office has received a commendation by the Institution of Structural Engineers for structural excellence.
Broadview Court, on Yarmouth Road is a four storey structure with undercroft car parking and residential apartments above. Built into a steeply sloping site with 10m cross fall and very little surrounding working space, this was a challenging structure and required close collaboration between the developer and the designers. At the early stages, we actively influenced the initial and concept designs to involve initial dialogue with piling sub-contractors, re-configured the basement to reduce the extent of piling and excavation, promoted the use of pre-fabrication and developed detailed 3D enabling works drawings to ease the construction process as far as possible.
The final scheme comprised staged enabling works to allow the installation of a contiguous retaining wall, reinforced concrete first floor transfer slab and timber frame structure to the apartments above. The benefits of our suggestions were noted by the judges, who commented “Rossi Long’s suggestions greatly reduced the volume of spoil which would have otherwise be required to be disposed of…together with the use of a lightweight superstructure resulted in considerable reduction in construction costs.”
Previous Institution awards include the Wymondham Library which was the overall winner.
